Buying a house can be one of the most expensive purchases you will ever make, and the process is full of pitfalls and obstacles. Having an independent, impartial professional in your corner can give you the confidence you need to make the big decisions and make sure you are buying the right house for you.

Level 2 survey

A Level 2 survey is a full and thorough inspection of the house, grounds and any garages or outbuildings, commenting on construction, and looking for defects and areas of concern that may cause defects in the future. The report you will receive is full of photos of the property, with defects highlighted and explained to you in detail, so that you are in a position to consider your purchase, the potential impacts on you and your family of living in the property in the future, with time to gather quotes for necessary repairs and possibly to renegotiate if required.

The Level 2 survey product is an RICS designed survey; the suitability of the product depends on the property to be purchased:

● Is the property older than 100 years?
● Has it had any significant changes in that time?
● Are you intending to make any significant changes upon taking possession?

If the answer to any of these questions is yes, a Level 3 survey may be more appropriate; a Level 3 goes into greater detail and will give you more information on the works that will be required to support and protect the building, but it is often unnecessary for most homes.

Private Valuations

There can be many reasons why you might need a private valuation of a property; most common include when going through divorce proceedings, or going through the process of probate after the death of a loved one.

If you have purchased your property through a Help 2 Buy scheme, and now wish to move on or take over full responsibility for the repayments, your scheme provider will likely require an “RICS Red Book Valuation” from a surveyor with RICS Registered Valuer Status (RVS). Matthew can do this for you.

Often clients are concerned that they might be overpaying for a property; it is worth remembering that a bank or building society valuer is only concerned that a property’s value should cover the lender’s investment in the transaction; they have no obligation to protect your deposit. Having a private valuation by an impartial valuer can give you peace of mind as you make this important decision.
